Who we help
Your next seller could already be in your database.
Agents don't need another course. They need one lead source, their own database, run deep every week. Coaching leaves the follow-up on the team. This desk runs it.
You still list, so you feel the shortage first. You pay for portals and ads, and the follow-up slips when the week gets busy. Past appraisals that didn't list. Open-home attendees who own locally. Rent-roll landlords. Luminara runs the follow-up your agency approves, then brings qualified sellers to your nominated agent.
Segment A
Past appraisals that didn't list
Withdrawn listings sit here too, on a fixed multi-touch plan.
Segment B
Open-home attendees who own locally
A 30-day follow-up from the Saturday inspection, for people who own nearby.
Segment C
Rent-roll landlords
Included when you want it. Annual Hold-or-Sell reviews are coming.
- One independent agency per postcode.
- Only owners who already know your agency. No bought lists.
- Human-approved messages.
- Agent-approved bookings.
Your rent roll
Every landlord on your rent roll owns a property.
Mostly investors with one property, already looked after by your property management team. When one sells, the listing can go to another agency. With your approval, the desk asks each landlord whether they plan to hold or sell, and brings the ones ready to talk to your agent. This lead source is not a requirement to start.
Landlords are in the desk today. Coming next: a formal yearly Hold-or-Sell review for each landlord.
See what your rent roll sold last yearHow it works
Watch a reply go through the desk.
One scripted reply, from the owner’s message to Friday’s scorecard. An illustration, not a real owner, agent or client.
A reply lands.
An owner from past appraisals that didn’t list (segment A) answers the message your agency signed off.
It’s sorted.
Every reply goes into one of five categories, each with a defined next step. This one is Interested.
Four facts, confirmed.
Owner, address, a selling timeline within 12 months and consent to meet your agent. Short of any one, it isn’t a qualified seller.
Your agent decides.
The card goes to your nominated agent with the details we gathered, and waits. Nothing is booked without their approval.
The appraisal is booked.
Once your agent approves, we coordinate the appraisal with the owner and record it.
Friday counts it.
It shows on that week’s scorecard, which names the segment that produced the appraisal. Every lead has a status, owner, next action and outcome.

Flat fee. We never take a cut of your commission.
One extra listing is worth about A$20,000 in commission on a Melbourne median home. Two extra listings in a year cover a year of the Listing Growth Desk, at the standard or the founding rate.

Founding offer, first 5 agencies: Listing Growth Desk A$1,950 a month and Desk + Recovery A$3,450 a month, with setup waived. Your price is fixed for 12 months from your start date. That is a price promise, not a 12-month commitment: the minimum term is still 3 months, then month to month. Founding agencies: the Quick Win fee is credited against your first monthly desk invoice if you upgrade within 30 days. After 12 months, we will give you at least 30 days' written notice before any change to your price, and you can end the desk before the change takes effect. We visit the office, and you have first pick of postcode. In return, we ask to publish your results as a case study, once you have approved the wording and the figures.
If anything listed in your proposal isn't delivered by its due date, we finish it at no charge and credit that month's fee. We don't guarantee appraisals, listings, rankings or AI recommendations, because those depend on owners, the market and third-party platforms. This is in addition to your rights under the Australian Consumer Law, which can't be excluded.

How we handle your contacts.
- We never message strangers or use bought lists. Every owner we contact already knows your agency.
- Your agency owns its contact data. We do not want contact lists by email. We work from agreed CRM access or an export the agency approves, and only the segments the agency approves.
- Every commercial message identifies Luminara Digital, includes a way to stop, and is approved by a person.
- An opt-out is caught by a fixed word check. We aim to action it the same day.
- Contact records are used for the engagement. How they are returned or deleted at the end is confirmed in your written agreement.
- The Spam Act 2003 (Cth) and the Privacy Act 1988 (Cth), including the Australian Privacy Principles, cover this work.
Straight answers.
Who is this for?
Independent agencies of about 3 to 15 agents, trading 3 years or more, with 1,000 or more contacts in the CRM and a principal who still lists. A rent roll of 150 or more managed properties is the strongest fit. We start in Cranbourne, Clyde North & Clyde, Berwick, Narre Warren & Narre Warren South and Hampton Park, one agency per postcode.
Who is it not for?
Franchise offices that need head-office approval to sign. Agencies without a real database of past appraisals and contacts. Anyone shopping for a cheap website. The desk follows up owners your agency already knows, so it needs a database to work from.
Is this a coaching course?
Agents don't need another course. They need one lead source, their own database, run deep every week. Coaching leaves the follow-up on the team. This desk runs it. We don't coach your agents, host open homes for other agencies' listings, or buy seller leads.
What does it cost?
Flat fee. We never take a cut of your commission. Quick Win is A$1,950 once, credited to setup if you upgrade within 30 days. The Listing Growth Desk is A$2,450 a month plus A$1,500 setup. Desk + Recovery is A$3,950 a month plus A$2,500 setup.
What if the desk does not produce a listing?
If anything listed in your proposal isn't delivered by its due date, we finish it at no charge and credit that month's fee. We don't guarantee appraisals, listings, rankings or AI recommendations, because those depend on owners, the market and third-party platforms. This is in addition to your rights under the Australian Consumer Law, which can't be excluded.
Who runs Luminara?
Tundji Williams-Fulwood and Kim W. Fulwood have been working together in AI since 2022. They started and incorporated Luminara in 2025. Luminara Digital is operated by LUMINARA DIGITAL PTY LTD, ABN 90 693 125 281. A person supervises the desk.
Does this comply with the Spam Act?
Yes. Commercial messages identify Luminara Digital, include a way to stop, and a person approves them. A reply that asks us to stop is opted out by a fixed word check. We aim to action it the same day.
What happens after I enquire or request a walkthrough?
Request a 20-minute walkthrough by email, or send the enquiry form. The free sample Opportunity Review is a one-page depth score of your CRM lead sources: contactable count, last touch, and who looks ready within 12 months. We reply from [email protected]. There is no obligation to continue.
Do you replace our CRM?
No. The desk works alongside your existing process using agreed CRM access or approved exports.
Who approves the messages?
The agency approves templates and contact segments. Luminara supervises outbound messages and replies. Your nominated agent approves appraisal bookings.
How do you handle our contacts?
Your agency owns its contact data. We do not want contact lists by email. We work from agreed CRM access or an export you approve, and only the segments you approve. Every commercial message identifies Luminara Digital, includes a way to stop, and is approved by a person. An opt-out is caught by a fixed word check, and we aim to action it the same day. Contact records are used for the engagement. How they are returned or deleted at the end is confirmed in your written agreement. The Spam Act 2003 (Cth) and the Privacy Act 1988 (Cth), including the Australian Privacy Principles, cover this work. The privacy policy is the longer account.
What counts as a qualified seller?
A contactable property owner with a property address, a selling timeline within 12 months and consent to meet your agent.
Do you guarantee listings?
If anything listed in your proposal isn't delivered by its due date, we finish it at no charge and credit that month's fee. We don't guarantee appraisals, listings, rankings or AI recommendations, because those depend on owners, the market and third-party platforms. This is in addition to your rights under the Australian Consumer Law, which can't be excluded.
Is AI involved?
Yes. We use supervised automation and AI drafting, with human approval of messages and bookings.
